Real estate has been Carlos Ivie's passion for as long as he can remember. Early in his journey he recognized that to truly master real estate, he had to first master the language of finance. That conviction led him to the mortgage industry in 1999, where he spent years learning how lenders think, how deals are structured, and how capital actually moves through a transaction. That foundation has shaped every investment decision he has made ever since.

With more than 25 years of combined experience in mortgage banking and commercial real estate, Carlos brings a lender's discipline to every opportunity he evaluates. Our analysis is anchored in three lender grade metrics:

Debt Service Coverage Ratio (DSCR): confirming the property generates sufficient income to service its debt obligations responsibly.

Debt Yield: measuring the property's income relative to the loan amount, independent of interest rate or amortization assumptions.

Loan Constant: ensuring the fixed cost of debt is supportable by current, verified income across a range of market conditions.
